When The Buyer Backs Out: Real Estate Sales Solutions

The first time I sold a house, I had no idea that the buyer could back out of the contract partway through. I was taken aback when it happened to me, and my real estate agent had to explain the process of terminating the contract and requesting the earnest deposit. After the contract was terminated, I spent a lot of time researching why a buyer could back out of a sale, what I could do about it as the seller, and ways to minimize the risk of it happening. I created this site to share what I've learned in the hopes of preventing other homeowners from experiencing what I did. I hope it helps you to be better prepared as you sell your home.

Features And Qualities To Focus On When Looking At Log Cabins For Sale

Have you ever dreamed of living in a real log cabin? If you visit an area where camping, hiking, and fishing are commonplace, you will often find at least a few log cabins for sale. Then, all it takes is finding the right one to purchase. What do you look for, and what qualities should you compare between cabins? Here are some top qualities and features to focus on.

Type of Wood

Pay close attention to the type of wood used to make the cabin. If the type is not mentioned in the listing, ask the owner or agent selling the home. Cedar and cypress are far more durable than pine. So, a cabin made from cedar or cypress can be expected to hold up longer than one made from pine. Occasionally, you will see a cabin made from oak timber. Oak is incredibly durable, but also quite expensive, so this is a rare find.

Heating Setup

Check what kind of heating setup the cabin has. There are many options. Some cabins have a basic wood stove, which is a good option if you only plan on staying there over weekends, but can be cumbersome to keep up with if you live there for longer periods. Make sure the wood stove is far from any wood walls. Other cabins have pellet stoves or heat pumps. These options are better suited to longer stays, although they do cost more and will probably drive up the price of the cabin.

Roof Type

Log cabins are often built with more rustic roofs, such as cedar shake or thatched roofs. Pay close attention to what kind of roof the cabin has, as the type affects the longevity. If you see any signs of roof damage, that's something to have a roofer or inspector look at more closely before you buy. When it comes to a vacation cabin that sits empty for weeks on end, an unaddressed roof leak can cause lots of water damage.

Windows and Doors

Check over the windows and doors to make sure they are secure. Leaking windows are a common problem in log cabins, and they can cause the wood around them to rot. You also want to make sure the door latches and locks securely to protect the building when you are not there.

If you focus on the features and qualities above, you will have an easier time selecting a cabin that meets your needs. Contact a local real estate service, such as Dream Catcher Realty, to learn more about log cabins for sale.
