When The Buyer Backs Out: Real Estate Sales Solutions

The first time I sold a house, I had no idea that the buyer could back out of the contract partway through. I was taken aback when it happened to me, and my real estate agent had to explain the process of terminating the contract and requesting the earnest deposit. After the contract was terminated, I spent a lot of time researching why a buyer could back out of a sale, what I could do about it as the seller, and ways to minimize the risk of it happening. I created this site to share what I've learned in the hopes of preventing other homeowners from experiencing what I did. I hope it helps you to be better prepared as you sell your home.

Reasons To Work With A Home Buyer Real Estate Agent

Too many people make the mistake of assuming that only the sellers of homes need to find a real estate agent to work with. As a buyer, you will want to find a real estate agent that can help you throughout the entire buying process. To get a good impression of just how important their role is, you will want to read through the following:

They Can Schedule The Viewings For You

Not only can they make the call to schedule a viewing, but they can also help make sure that the viewing happens when it is most convenient for you. You don't want to be pressed for time and trying to get a good feel for a home that's recently come on the market. You want to be able to take your time and inspect every aspect of the property.

They Can Help Locate The Ideal Homes For You

Your home buyer agent will sit down and talk with you about all of the things you would like in your new home. For example, they will want to know how many bedrooms and bathrooms you want the home to have, as well as any preferences for houses with pools, game rooms, or garages. Your buyer's agent will use all of the information gathered from you to handpick the homes they think you will like. This can save you countless hours of scrolling and clicking through dozens, maybe even hundreds, of house listings that don't meet your needs.

They Have Negotiation Experience

You want to try to get your new home for a price that is lower than it is listed for. The less you have to pay to purchase the home, the more money you might have left over to actually move in or complete some upgrades or remodeling projects. However, if this is your first time buying a home, you might not be ready to tackle a financial negotiation with a seller's agent on your own. You will want the experience of a buyer's agent backing you. They know the tricks of the trade and can run some comparisons to know what the true value of the home is. Using that information, they can usually get the sellers to agree to a better price point. It might take some haggling, but it will be worth it in the end when you're saving thousands of dollars.

Make sure that you are taking a little time to research the various buyer agents in the area you are interested in. Find one that is known for completing a lot of sales.
