When The Buyer Backs Out: Real Estate Sales Solutions

The first time I sold a house, I had no idea that the buyer could back out of the contract partway through. I was taken aback when it happened to me, and my real estate agent had to explain the process of terminating the contract and requesting the earnest deposit. After the contract was terminated, I spent a lot of time researching why a buyer could back out of a sale, what I could do about it as the seller, and ways to minimize the risk of it happening. I created this site to share what I've learned in the hopes of preventing other homeowners from experiencing what I did. I hope it helps you to be better prepared as you sell your home.

If You Love Entertaining, Make Sure Your Luxury Home Can Accommodate You In These Ways

Perhaps the only thing more enjoyable than shopping for a home is browsing homes that fall into the "luxury" category. By hiring a real estate agent who specializes in luxury homes for sale and giving him or her your desired area and price range, you'll get a chance to attend showings of a wide range of properties that offer an even wider range of enviable features. If you're the type of homeowner who loves having large gatherings at your residence, and you're also shopping for a luxury house, it's important to make sure that any homes you consider buying will accommodate your passion for entertaining. Here are some specific things to look for.

Ability To Host Inside And Outside

The homeowner who enjoys hosting gatherings doesn't want to be confined by the season or the climate, so you should make sure that any luxury properties you visit provide the capability to host get-togethers indoors and outdoors. This could mean there's a backyard pool with a sizable patio or there's a living room and dining room that connect to each other and could easily support a large group. An added feature that many luxury homes include is a side of the home covered in sliding doors or partitions that can be removed so that a gathering can be held partly indoors and partly outdoors.

Room For Overnight Guests

If you're the type of person who throws parties and has some of your attendees stay over afterward, you'll want space for them. In a luxury home, you don't have to think about your friends crashing on the couch. Instead, there should be ample room to accommodate these attendees. This could come in the form of extra bedrooms, but it also could come in the form of a visitor suite/guest house or a loft above the garage or the pool house. These areas will likely be furnished in a luxurious style, which means that you might have some of your guests eager to spend the night.

Presentation-Style Kitchen

If you enjoy entertaining and are also passionate about cooking, you want a luxury home that offers a presentation-style kitchen. This kitchen is not only large but has an open area facing it that people can use to watch you cook. This could be a bar-style area with stool seating, for example. When your guests arrive, you can hand them each a glass of wine and direct them to this area where they can enjoy watching you create the upcoming meal.
