When The Buyer Backs Out: Real Estate Sales Solutions

The first time I sold a house, I had no idea that the buyer could back out of the contract partway through. I was taken aback when it happened to me, and my real estate agent had to explain the process of terminating the contract and requesting the earnest deposit. After the contract was terminated, I spent a lot of time researching why a buyer could back out of a sale, what I could do about it as the seller, and ways to minimize the risk of it happening. I created this site to share what I've learned in the hopes of preventing other homeowners from experiencing what I did. I hope it helps you to be better prepared as you sell your home.

3 Fun Ways To Use Instagram To Sell Your Home

Instagram has grown rapidly in popularity since it hit the social media scene in 2010. It has given all the other social media platforms a run for the money. As its name suggests, Instagram is a photo-driven social media app and website. Each post must be visual in nature. It needs to be a video or a still image. Here are some fun ways that you can make the most out of Instagram to sell your home.

Use Filters to Add Some Pizzazz to Typical Real Estate Photographs

Thanks to the fun, casual atmosphere that Instagram hosts, your social media posts about your home don't have to be as formal as other social media posts. You can simply share a cropped photo of a beautiful aspect of your home, then add some fun Instagram filters before posting to amp up the fun nature of the picture. When choosing which photographs to include and beautify, remember that you are trying to sell potential homebuyers on a lifestyle. Select photographs that show the great way of life that your home provides.

Add Videos That Capture a Moment of Wonder

If you are going to add videos to your Instagram feed as a way of showcasing your home, be sure to capture brief moments of wonder. Instagram videos work best when they are succinct and captivating. For example, if you have a gorgeous view out of a window in your home, record a gorgeous moment during the sunrise or sunset that will be of interest to your followers. That can make people think about the fact that they could experience what you are showing them if they bought the home.

Utilize Several Hashtags in One Post

Instagram thrives on the use of hashtags. They're a way of adding clarification to a post or even a touch of humor. Mostly, they are useful for allowing others to find your home. People who are interested in a certain thing can search by a hashtag on that topic. For example, when posting a photograph of your home, be sure that the post features hashtags that are popular for real estate in the area. Once the post has the hashtag attached, you can click on that hashtag to see all the other photos that have also been tagged with it. That can be a quick, easy way for your home to be discovered by the right audience.

Finally, keep in mind that Instagram is a place for fun. People don't want a heavy sales pitch when they are relaxing and enjoying this social media app. Keep the posts lighthearted and be sure that they serve the needs of people who will be perusing Instagram in the search of local real estate. That way, you are setting yourself up for social media marketing success while still keeping your posts fun for your followers.
